​You may have move-out charges depending on the condition the unit is left in.

We require an income three times the monthly rent combined between tenants, positive credit history, positive rental history, and a criminal background check.

Utility costs depends on the size of the unit.

When is rent due?

​Rent is due on the 1st day of the month; however, we provide a grace period through the 5th of each month. We charge late fees on the 6th at 8% of your rent amount.

Is there a late fee for overdue payments? Is there a grace period?

We offer a grace period through the 5th. On the 6th, we incur an 8% late fee of the total rent due.

What are the occupancy limits?

Two people per studio and 1-bedroom apartments. Four people per 2-bedroom apartments.

What are your application requirements?

​An income three times the gross amount of rent and two years of verified rental history. We have a program to work with renters who have less-than-perfect credit. Please ask about our Jetty policy alternative. We run credit and background checks on everyone. We also verify rental and employment history. No outstanding evictions and bankruptcy.

Are utilities included?

​Garage parking is included.

How much is the security deposit?

The standard is $500.00, approved with conditions is $3,000.00, or Jetty deposit alternative.

How much of the security deposit is refundable?

​The standard deposit is fully refundable upon move-out depending on charges. Jetty alternative program is non-refundable.

What are hours of the leasing office?

Monday-Friday 9:00am to 6:00pm & Saturday 10:00am to 5:00pm

What are the hours for the fitness center?

Currently, only open during business hours due to COVID but is typically 24 hours.

What are the hours for the pool?

Everyday 9:00am to 10:00pm

First, contact the office. If we cannot resolve the issue, management will direct you further.

Can I smoke in my apartment?

​Yes, we ask that you not smoke in the enclosed common areas or hallways.

I need emergency maintenance. Who do I call?

Call the office. If it is after hours, the leasing center will do a page-out.

I have a non-emergency maintenance issue. Who do I contact?

Call the office. If we don't answer, the leasing center will enter a work order for you. You can also submit a work order on the resident portal.

What is the pet policy?

Dogs and Cats are permitted. A total of two pets are allowed per household. Eagle Pointe utilizes for all animal screening prior to move-in and renewal. A non-refundable pet fee of $300 is required per pet, and pet rent can range from $15-$45 per month per pet. Pet rent is based on recommendations. Dog Breed Restriction List: Pit Bulls, Staffordshire Terriers, Rottweilers, Presa Canarios, Chows, Doberman Pinschers, and Akitas.

What decorations or changes to the apartment are prohibited?

You can decorate your home within limits. Please consult the office for approval.

Can residents put personal grills on their patios?

​No grills are allowed on the balconies per Fire Dept.

What is the procedure for moving out?

We require a 60-day notice, forwarding address, and move-out notice from the office submitted.

Is there public transportation nearby?

​Yes, the bus stops in front of the property.
